Deephaven's streets are one of the few places in the metro where the landscape is genuinely old — century-old trees, original stone work, plantings established long before anyone currently living there arrived. That is the character people buy here, and it is the thing most easily destroyed by an afternoon of enthusiastic clearing. Work on these properties is careful and conservative by default, and where we are unsure whether something is worth keeping, we ask before it comes out.

The lots do not follow a grid. They are irregular, often narrow at the street and long toward the water, and the useful area is rarely the shape a plan drawn on paper assumes. Bed lines have to be set on site by eye, following the ground and the way the property is actually approached, rather than laid out to a drawing that has not seen it.

Access is the persistent constraint. Streets are narrow, driveways are frequently long and curved, and the ground between where a truck can sit and where the work is can be soft, planted, or both. Material moves in smaller loads over longer distances here than almost anywhere else we work, and that is a real cost that any honest estimate includes rather than absorbs.

Properties running down to the bays are working with slope and protected water at the same time. Water moves quickly toward the lake, taking loose material with it, and shoreland rules limit what can be done close to the water's edge. Both are manageable and both need to be established before a project rather than during it.

We work throughout Deephaven, including Cottagewood, Northome, Carsons Bay and Robinsons Bay, and around Minnetonka Boulevard and Vine Hill Road. Two properties on the same street can still need different work — which is exactly why the estimate is free and done in person rather than quoted off a photograph.

Mulching a bed under mature trees means working around feeder roots that sit in the top few inches of soil. Beds get shaped to the roots rather than cut through them, and depth is kept off the trunk flare where piled mulch does real damage.

The two failures we see most are depth and volcanoes. Too thin and weeds come straight through by July; too deep and it holds water. Mulch mounded up against a tree trunk — the volcano — keeps bark permanently damp, which invites rot and rodents and can eventually kill a tree that was fine before anyone landscaped around it. The other one is mulching straight over a hard, matted old layer without breaking it up, which turns the bed into a shed roof that sends water away from the roots.

Price follows volume and access. Square footage times depth gives the yards; the rest is how far that material has to travel from where the truck can sit. A front bed twenty feet from the driveway and a back bed reached only through a side gate are the same mulch and very different jobs.
