Deephaven's streets are one of the few places in the metro where the landscape is genuinely old — century-old trees, original stone work, plantings established long before anyone currently living there arrived. That is the character people buy here, and it is the thing most easily destroyed by an afternoon of enthusiastic clearing. Work on these properties is careful and conservative by default, and where we are unsure whether something is worth keeping, we ask before it comes out.

Properties running down to the bays are working with slope and protected water at the same time. Water moves quickly toward the lake, taking loose material with it, and shoreland rules limit what can be done close to the water's edge. Both are manageable and both need to be established before a project rather than during it.

The tree canopy here is dense enough to rule out conventional turf across large parts of most properties. Deep shade for most of the day, root plates occupying the top of the soil, and heavy autumn leaf volume are the normal conditions rather than the exception. Planting for those conditions produces something that holds; planting against them produces an annual repair job.

The character of these streets is collectively held — the tree cover, the stone work, the way properties sit back from narrow roads. Work that reads as out of keeping is noticed immediately, and the safest instinct on a Deephaven property is to restore rather than to introduce. Where something new is genuinely wanted, matching the existing vocabulary matters more than the individual choice does.

On established wooded lots, weed control & bed care has to work around what is already there — mature roots close to the surface, heavy shade, and grade that moves water faster than a flat yard does. Fitting the plan to the site beats forcing the site to fit a plan.

The recurring failure is treating symptoms on a schedule while the cause sits there. A bed with two inches of mulch missing and an edge the lawn has crossed will generate weeds indefinitely, and pulling them every three weeks is a permanent cost rather than a fix. Fabric deserves a mention here too — it is sold as the answer and it is not, because within a few years there is enough organic matter on top of it for weeds to root in, and now they are anchored through a sheet.

Bed area and starting condition. A bed that has been maintained is inexpensive to keep clean; one that has been left for several seasons needs a reset first, and the reset is the real cost.
