Small city lots on a grid, many with alley access, mature boulevard trees, and very little room between houses. Flat, with old established soil rather than the stripped clay of newer suburbs.

Scale matters on a bungalow. Osseo's older houses are small and close to the street, and landscaping proportioned for a suburban two-story looks wrong on them — oversized plantings swallow the front of the house and beds cut too deep leave no lawn at all. The work that suits these properties is generally smaller, tighter and more precise than the same budget would buy in Maple Grove, and it looks considerably better for being so.

Snow storage is a real constraint on Osseo's small lots. There is very little front yard to begin with, and what the plow pushes off these narrow streets has to go somewhere — usually onto the same few feet where the front bed is. Plantings near the street take physical damage as well as salt, and low evergreens tend to come out of a heavy winter flattened. Setting beds back from the plow line matters more here than in a suburb with room to spare.

Small lots move quickly once we are on site, which means Osseo work often fits into windows a larger property could not — a gap between bigger jobs, or a shoulder-season week when the ground is workable but nothing large can start. If timing is flexible, that usually works in your favour here.

The recurring mistake on an Osseo lot is planting for the space available rather than for the house in front of it. These are small houses, close to the street, and material that would sit comfortably against a suburban two-storey overwhelms them within three years. Choosing for mature size on a bungalow is more important than it is anywhere else we work.

Two properties on the same street can still need different work — which is exactly why the estimate is free and done in person rather than quoted off a photograph.

On small older lots rock removal is limited by access more than anything else. Where equipment cannot reach the back of the property the work is done by hand, which we account for up front instead of finding out on the first morning.

The step people skip is the last one. Stone gets pulled out, the area gets raked over, and then nothing grows there for two years because what is left is compacted subsoil peppered with the stone that did not get picked up. A rock bed that has been in place for a decade has fundamentally changed the ground under it, and treating removal as finished at the point the rock leaves is why so many of these areas end up as a bare patch.

Weight and access drive this one almost entirely. Where a machine and a truck can get close, removal moves quickly; where the stone has to be barrowed out to the street, the same volume takes considerably longer.
