Anything planted into that without correcting it fails on schedule, and the correction — breaking the compaction and bringing in real soil — is not optional in Corcoran, it is the job.
The older two-thirds of the city is acreage on former agricultural land, and it behaves entirely differently. Heavy worked soil, old drain tile that nobody has a map of, contoured low ground that was shaped to move water somewhere specific, and full sun and full wind exposure. A Corcoran estimate depends almost entirely on which of these two cities the property is in.
Brand-new subdivisions have no established trees, which means full sun across the whole property for most of the day and no shelter from wind at all. The two failures we see most are depth and volcanoes. Too thin and weeds come straight through by July; too deep and it holds water. Mulch mounded up against a tree trunk — the volcano — keeps bark permanently damp, which invites rot and rodents and can eventually kill a tree that was fine before anyone landscaped around it. The other one is mulching straight over a hard, matted old layer without breaking it up, which turns the bed into a shed roof that sends water away from the roots.
Price follows volume and access. Square footage times depth gives the yards; the rest is how far that material has to travel from where the truck can sit. A front bed twenty feet from the driveway and a back bed reached only through a side gate are the same mulch and very different jobs.
