Generous lots, often with mature trees that were left standing when the neighborhood went in. Fifteen named lakes, wooded edges, and a lot of low ground — Plymouth runs 53 parks and roughly 144 miles of trail through it.

Plymouth's advantage is also its landscaping problem: the tree canopy. Homes here kept their oaks and maples, and forty years on those trees now shade the yard for most of the day and fill the top six inches of soil with feeder roots. Sun-loving turf will not hold under that no matter how much seed goes down, and beds cut into root zones dry out fast because the tree drinks first. The honest answer on a shaded Plymouth lot is usually to stop fighting it — shade-tolerant ground, bed lines that respect the roots, and rock where turf was never going to work.

With fifteen named lakes inside the city, a lot of Plymouth sits on genuinely low ground. Properties near Medicine Lake, Bass Lake and Parkers Lake often have a high water table, and that shows up as a back corner that never fully dries, a bed that stays sodden a week after everyone else's has drained, and frost heave that lifts edging out of the ground over winter. Working with that is a design decision made at the start, not a drainage problem discovered in June.

Deer are a genuine planning constraint in the wooded parts of Plymouth, not an occasional nuisance. Properties backing onto the park and trail corridors get regular browsing pressure, and it concentrates on exactly the things people most want to plant — hostas, arborvitae, young ornamentals. Choosing material that deer leave alone is far cheaper than replacing preferred plants every second season, and it is the kind of thing worth deciding before a bed goes in rather than after.

A lot of Plymouth backs directly onto the park and trail network, which makes those yards semi-public in a way most suburban lots are not. Rear property lines facing a trail get looked at by strangers every day, and the boundary between private yard and public corridor is often unmarked and unclear. Where a bed line falls relative to that edge is worth establishing before work rather than after — city land is not yours to landscape, however much better it would look.

On established wooded lots, topsoil & grading has to work around what is already there — mature roots close to the surface, heavy shade, and grade that moves water faster than a flat yard does. Fitting the plan to the site beats forcing the site to fit a plan.

The mistake is treating topsoil as a levelling product. Spread thinly over hard ground it makes a yard look flat and changes nothing about why grass would not grow — roots hit the old compacted layer two inches down and stop. Layering also causes its own problem: water moves between soils of different density badly, so a clean boundary between new soil and old clay can hold water right at the root zone. The work that matters is the blending, and it is invisible the moment it is finished.

Volume is a function of area and the depth needed, and the depth needed is a judgement call made on site. Access matters here too, since soil arrives by the truckload and has to be moved to where it goes.
