Large, wooded, and private, often with a long approach from the street and grade changes between the house and the back of the lot. Some of the densest tree cover in the west metro, rolling ground, and wetland pockets between neighborhoods.

The tree cover here is the heaviest in the west metro, and it decides most outcomes. Under a mature canopy there is not enough light for conventional turf, the leaf volume in autumn is several times what an open lot produces, and roots occupy the top few inches of soil everywhere you might want to dig. Planning around the trees rather than through them is what separates work that holds from work that has to be redone in three years.

Minnetonka houses from the 1950s to the 1980s are on their original bones — the foundation shrubs planted at construction are now fifty-year-old specimens pressed against the siding, and the edging, timbers and retaining features from that era have reached the end of their lives at roughly the same time. On a lot of these properties the highest-value work is removal: taking out what has outgrown its place usually changes how the whole house reads from the street for less than people expect.

Low ground near the wetland pockets works up considerably later in spring than the rest of the city, so scheduling here is set by the wettest part of a property rather than the driest. Starting on saturated ground tears turf and compacts soil in ways that take a full season to recover, which is why we would rather move a Minnetonka start date than force it.

The mistake we see most on Minnetonka lots is clearing wooded areas too aggressively. Opening up an overgrown understory feels like progress, but bare ground under mature canopy invites exactly the species you just removed, and next spring it comes back thicker. Clearing and replanting are one job here, not two, and treating them separately is why so many properties do this work twice.

Rock works well under mature trees where turf never had a chance, but it needs edging that holds against root movement and a plan for the leaf litter that will land on it every autumn.

Rock installed badly is far more expensive to fix than mulch installed badly, because getting it out is a removal job. The classic failure is stone laid straight onto soft ground with no edge and no base: within a few seasons it has pressed down into the soil, grass has grown up through it, and half of it is in the lawn where the mower finds it. The second failure is fabric. Everyone expects fabric to stop weeds forever; what actually happens is that dust and leaf litter build a thin soil layer on top of it, weeds root happily in that, and now they are growing through a sheet that has to be torn out.

Rock is sold by weight and it is heavy, so both the material and the labour to move it scale quickly with area. Depth of excavation, the length of edge to be set, and whether existing material has to be hauled away are usually the three numbers that move the estimate most.
