Hopkins grew as a working town rather than a bedroom suburb, and its older housing is built to that scale: modest, close to the street, and detailed in ways that reward being seen. Landscaping proportioned for a suburban two-storey overwhelms these houses completely. The work that suits them is tighter, lower and more precise, and it usually costs less than the oversized version people expect to need.

Interlachen Park and the ground toward Shady Oak Lake are a different city entirely — larger lots, mature trees, genuine grade, and properties that have carried landscaping for decades. Those are editing jobs rather than installation jobs, and clearing without judgement on them removes value that took forty years to accumulate.

Minnehaha Creek passes along the southern side and takes the low ground with it. Properties near the corridor deal with ground that stays wet later into spring and with watershed requirements on anything that changes grade near the water. Both are straightforward once known and expensive when discovered halfway through a project.

Mainstreet has made central Hopkins genuinely walkable, and the residential blocks around it get seen on foot daily. At walking pace the things that register are proportion and finish rather than scale, which suits these smaller houses — and makes an unfinished edge far more visible than it would be on a suburban arterial.

We work throughout Hopkins, including Interlachen Park, Peaceful Valley, Bellgrove and the Mainstreet district, and around Mainstreet and Excelsior Boulevard. Two properties on the same street can still need different work — which is exactly why the estimate is free and done in person rather than quoted off a photograph.

On small older lots weed control & bed care is limited by access more than anything else. Where equipment cannot reach the back of the property the work is done by hand, which we account for up front instead of finding out on the first morning.

The recurring failure is treating symptoms on a schedule while the cause sits there. A bed with two inches of mulch missing and an edge the lawn has crossed will generate weeds indefinitely, and pulling them every three weeks is a permanent cost rather than a fix. Fabric deserves a mention here too — it is sold as the answer and it is not, because within a few years there is enough organic matter on top of it for weeds to root in, and now they are anchored through a sheet.

Bed area and starting condition. A bed that has been maintained is inexpensive to keep clean; one that has been left for several seasons needs a reset first, and the reset is the real cost.
