The Palmer Lake basin sits across the north of the city and it is a genuine wetland, not a pond. Properties near it deal with a high water table year-round: ground that stays soft, beds that hold water, and a spring thaw that arrives weeks later than it does on the south side of the city. Anything planted in that zone has to tolerate wet feet, and there can be buffer requirements close to the basin worth confirming before work starts.

These lots have been mowed, walked and parked on for seventy years, and the soil under the turf shows it. Compaction is the default condition rather than the exception, and it explains most of the thin lawns here: roots cannot get down far enough to survive a dry August, so the same patches fail every year regardless of how much seed goes on them. Relieving that is the step that makes everything after it worthwhile.

Brooklyn Boulevard and the arterial roads carry heavy winter salt, and the properties fronting them take it. The strip nearest the pavement is a hostile place to plant — salt spray, plowed snow piled on top, and meltwater running through it every thaw. Anything going in there has to be chosen for that, or it becomes an annual replacement cost nobody budgeted for.

A large share of this city's housing is identical in age, footprint and original landscape plan, which means the same problem repeats street after street. That is genuinely useful: we know before arriving roughly what is likely to be in the front bed and what condition the ground beneath it will be in, so an estimate here starts from a well-founded expectation rather than from scratch.
