Establishing that first prevents designing something that cannot be built.

The landscape on these properties has generally been maintained continuously for decades, which means there is real accumulated value in the mature material and very little that has been allowed to fail. The work is usually refinement rather than rescue: correcting a drainage line, restoring an edge that has drifted, replacing a single specimen that has declined. Wholesale change is rarely the right answer here.

Access along the peninsula is tight and the roads are narrow, so where a truck can sit is a genuine constraint rather than a detail. Material arrives in smaller loads, carries are longer, and keeping the road passable during the work is part of the job.     Depth of existing soil, how compacted it is, and how it drains. Adding soil on top of a sealed layer creates a perched water table rather than a better lawn.

  2. Break the compaction

    The existing surface gets opened up so new and old soil knit together instead of sitting as two separate layers.

  3. Bring in screened soil

    Screened material, placed at a depth that gives roots somewhere real to go.

  4. Blend and grade

    Worked into the existing ground and graded so water leaves the house and the low spots.

  5. Finish to seed or sod

    The surface is left ready for whatever is going on top rather than as a rough fill.

The mistake is treating topsoil as a levelling product. Spread thinly over hard ground it makes a yard look flat and changes nothing about why grass would not grow — roots hit the old compacted layer two inches down and stop. Layering also causes its own problem: water moves between soils of different density badly, so a clean boundary between new soil and old clay can hold water right at the root zone. The work that matters is the blending, and it is invisible the moment it is finished.

Volume is a function of area and the depth needed, and the depth needed is a judgement call made on site. Access matters here too, since soil arrives by the truckload and has to be moved to where it goes.
