Loretto is a village of under seven hundred people completely surrounded by farmland, and that produces a genuinely different set of conditions from anywhere suburban. The soil is old worked agricultural ground rather than construction fill, which is good to plant into, and there is no shelter from wind in any direction, which is hard on anything young. Those two facts between them decide most of what works here.

The village core has small lots and modest houses, and landscaping scaled for a suburban property looks wrong on them. What suits these houses is tighter and lower, with the work concentrated on proportion and finish rather than on area. It is also considerably less expensive than the version people arrive expecting to need.

Beyond the core the parcels get larger and the conditions become rural — long frontages, open exposure, and volumes of material that are several times what a village lot takes. The same street can go from a small town garden to an acreage job within a few hundred metres, so the estimate depends on the specific property rather than the town.

Open ground in every direction means full sun and constant wind, and both are harder on new plantings than people expect. Young material dries out from above and below, winter desiccation on evergreens is routine, and anything that would be marginal on a sheltered lot simply will not establish here. Choosing for exposure is the difference between a planting that takes and one that gets replaced.

Several properties around the village edge run on private well and septic, and both change what can happen where. Drain fields cannot take equipment traffic, new grade, or deep-rooted planting over them. Establishing exactly where those systems sit before work starts is a five-minute conversation that occasionally saves a very expensive afternoon.

Open ground around the village dries early and stays workable late, giving a longer season than the wooded cities to the south. Wind is the trade-off — it dries new plantings from above while fast ground dries them from below, so establishment watering matters more here than the mild-looking conditions suggest.

This is a village where people know each other and the frontages are seen daily by the same neighbours. That puts the value in finishing properly rather than in doing more, and on lots this size a tidy, well-proportioned front bed does more for a property than any larger intervention would.
